INSTALLING OR REPLACING FUSE BOARDS/CONSUMER UNITS 

If your fuse box is more than than 25 years old it may not have an RCD (Residual Current Device). RCDs offer a level of personal protection that ordinary fuses and circuit-breakers cannot provide, as they are designed to prevent you from getting a fatal electric shock if you touch something live, such as a bare wire. It can also provide some protection against electrical fires. 
 
If your fuse board is more than 10 years old the fuses may have deteriorated and need replacing.

ELECTRICAL INSTALLATION CONDITION REPORTS (PERIODIC INSPECTION) 

Electrical Installation Condition Reports (EICR) are an official document, awarded after an assessment by a qualified engineer or electrician. The assessment is based on the quality of your electrical installation. 
It is required that on rented properties an EICR should be carried out every 5 years. 
 
An EICR will: 
 
Tell you If the electrical circuits are of good condition and safe to use 
Determine whether or not there is risk of electric shock 
Notify you of any defective electrical work that has been installed 
Offer recommendations for the earthing within the building 
Include an inspection of the condition of the consumer unit
